Bush Construction to Build New Condos in Arlington!

It has been far too long since we have seen a new condominium project here in Arlington.  Lately, most of the construction projects have been apartments or commercial space, but now there is finally going to be a new condo building built in Arlington!  It will be located at 2000 Clarendon Blvd, right next to the Odyssey Condominium near the Courthouse metro.  The project has been approved for 14 floors and 90 total units with 4 affordable units and street level retail.  The county approved rezoning of the site on June 18th, 2016 to allow for the new building.

Bush Construction Company will be heading up the project along with WDG Architecture that will replace an existing office building in a prime spot located right next to the Odyssey Condominium.  The project will affect many of the units in the Odyssey facing North/Northeast and unfortunately may block some of their Georgetown views.

The project will consist of over 106,000 square feet of residential space with 86 residential condominium units, 4 affordable housing units, 1,900 square feet of ground floor retail and 112 underground parking spaces.

The building will have an In Building First Responder Communication System. In 2014, Arlington County adopted a policy to encourage developers of new commercial construction to install a wireless first responder network to enhance the communication of police, fire and other emergency responders within the built environment. This policy was to become part of the site plan conditions with each development project.

Matterport 3-D Tours of Arlington Condos!

Matter port 3-D Tours of Arlington Condos

I was one of the first agents in the Arlington area to use the Matterport 3-D tour in late 2014.  If you have never seen these, you will be amazed!  The cameras literally take a 3-D scan of the condo/home to provide a truly unique user experience.  You can click through the home with your mouse or use your arrow keys to turn and move around. Below are 5 tours of Arlington condos that we sold in the past year.

The first is in one of Clarendon’s sought after buildings Clarendon 1021.  Unit 338 is a 2 bedroom 1 bath unit with a contemporary curved wall of windows that look out over Arlington’s newest micro brew, Sehkraft Brewing.  The name “Sehkraft” means “vision,” or “eyesight” in German.

The second tour is a 2 bedroom, 2 bath Hancock model in Ballston’s Residences at Liberty Center, which is a 21 story building with 233 condos located at 888 N Quincy St.  This unit also has a dramatic wall of windows that look straight down 9th Street towards the Ballston Metro.

Tour 3 is of a 2 bedroom, 2 bath condo in the Williamsburg unit 523, located on the quiet cup-de-sac of Wayne Street in Courthouse.  The owners of this unit loved the Williamsburg so much, that they bought a larger unit in the building on a higher floor.

With tour number 4 we go back to Ballston at 1050 N Taylor Street, a nicely renovated one bedroom unit in Windsor Plaza with a sunroom overlooking Taylor Street.  This arlington condo has natural hickory hardwood floors and unique Silestone counters in Stellar Snow.

Finally a new Arlington Condo, 1411 Key Blvd

After many years, we will finally have a new condo building in Rosslyn.  This is the first condo building to be built along the orange line of Arlington for a long time.  There have been others that were recently renovated, like ARC 3409, and Gaslight Square is being done in 3 phases but this is the first completely new building in a few years.  1411 Key Blvd will be built by NVR, Inc (parent company of Ryan Homes) and is proposed to be a 6 floor, 63 unit condominium which will replace the aging building, Metro Rosslyn Apartments, originally built in 1955.  Of the 63 units, 57 will be in a new condo building and 6 will be a series of connected town homes.

Finish First with an Arlington Area Local Lender

Is your lender a race car or a smash up derby car?

If you are planning on buying your first home or condo in Arlington, the first thing you need to do is get pre-approved from a reputable lender. Local Arlington real estate agents work every day in this market and they use particular lenders for reasons.  Some of those may be selfish (their agency may share in costs with that lender, which has to be disclosed to you) but most of us have chosen lenders through the experiences that we have had with them.  I cannot stress to you enough, the importance of using the right lender and listening to your agent’s advice!  There are different types of lenders and for the purpose of this article we will call them the race car lenders and the smash up derby lenders.


Race CarsThe race car lenders are fine tuned machines that are specifically built to get you through the process quickly and reach the finish line first.  They don’t do all of the other “bank” things like servicing loans and are usually not store front operations where you can deposit and withdraw money.  They are there to help you with the buying process in competitive situations, you can reach them over the weekends and pretty much anytime you need them.  This type of lender is built for doing loans, they get you through the purchasing process quickly and smoothly with in house underwriting, loan processing and highly credible appraisers.  They are not brokers, they lend with their own money! This is very important in a hot real estate market.



Smash Up Derby CarsThen you have your smash up derby lenders.  They take on the entire model of banking and can do pretty much any thing from opening bank accounts, depositing money,  having ATMs and store fronts and and initiating loans.  They are usually closed on weekends and after hours…. right when you are looking at that new house that you want to write on.  So essentially they build their cars for a smash up derby. They can take hits from all sides but still stay working. They are usually slower with more rules, more people to deal with and often times more trouble in the purchasing process.  Keep in mind this is a generalization, not all big banks are smash up derby cars, but they definitely are not race cars.

The most aggravating thing a listing agent can deal with is accepting a contract from a buyer that ends up backing out on their finance contingency.  If they really want the home, they should have their finances in order before they write a contract!  We were 6 days from settlement when we learned that the buyer was declined for the loan because he was a salaried employee with most of his income coming in the way of commissions, something that usually needs a 2 years of history.  (I will say that this could have also been the buyers fault, but probably not).  He did not have a 2 year history.  This scenario should have been squashed in the pre-approval process and he never should have gotten a pre-approval letter from the bank, but some banks work backwards.  These banks are great banks for loyalty customers, they do big inspiring commercials on TV but they are often backwards and very hard to deal with on their lending procedures.  Where they excel.. offering loan programs that you can’t find with some of the race car lenders.  But what good is a loan program if you can’t get to the finish line quickly and efficiently?  What good is a phone if they dont answer it and what good is a loan officer if I can’t talk to them?  We live in the Washington DC metro area and this real estate market will fly right by you if you aren’t prepared.

Arlington Condos and their Pet Policies

Finding the perfect Arlington condo can be a difficult decision. Some of the higher end condos, like Wooster Mercer Lofts or Turnberry Tower can be very enticing, but are out of reach financially for a lot of buyers. Weeding through your choices can be a lot easier if you know your financial limits and what features you are looking for. But one often under disclosed and overlooked rule in condos is their pet policy. For the most part, a lot of the condos along the orange line allow pets with some size and breed restrictions, but there are a few that don’t allow dogs or any pets at all. I was showing some Arlington condos the other day, in particular Park at Courthouse, Tower Villas and Hyde Park and my clients fell in love with a unit at Hyde Park. Hyde Park is a 12 story building built in 1973 and is located at 4141 N Henderson Rd near the Ballston Metro. It’s a solid building with units on the more affordable side of north Arlington real estate prices. The unit was a nicely renovated 2 bedroom 2 bath with expansive views of DC, priced at $519,900. The next day my clients said they wanted to put an offer in on the unit, but wanted to know the pet policy first as they have a dog that they rescued. (The MLS allows agents to filter condos based on their pet policies, but they often aren’t properly disclosed in the listings. ) So I went straight to the source and called the front desk, and to my surprise, Hyde Park’s pet policy…. No dogs allowed!! Time to start over on the condo search. As a result of this learning lesson, I will be adding the pet policy of each building onto the Orange Line Condo site because we all know that our pets are our kids.
